    Default 30-year mortgage rates : How low would it go ?

    With "Operation Twist" less than a month ago, 30-year mortgage rate has broken below 4.00 %.

    Just how low do you think it would go in the next 12 months?

    My sister in law just refinanced their home below 3%. 2.8% I believe? 30 years.

    By purchasing a lower rate presumably?

    I don't see us going much below 3.75%, but that's manipulated and unrealistic enough.

    You have unrealistic choices-it is possible they will end up paying you to assume a 30 year mortgage.

    All my Fico scores are over 800 and the lowest rates that I could get are in the range of 4% APR once you consider any closing costs. I think we might see 3.5-3.75 APR with all costs.

    In addition I am not seeing much lower pricing on new construction in fairly desirable areas. Again it all depends upon where you are looking.
