    Default Place is paid for, It's time to Move!

    My Other Significant and I both grew up in the country. In our youth and stupidity (I was working full time and attending school full time, we both worked downtown) we got a nice quiet little place in a remarkably quiet city neighborhood close to work, school, the racing scene (5 minute drive to the gasoline alley shop). Perfect, for us.

    So about 10 years ago I stopped driving actively and became a shop dog. About 5 years ago it began to gnaw on me I was living in the city (when you aren't there alot you don't notice).

    Regardless, the old grey hood she ain't what she used to be. Progress and Progressives are coming! Burn your homes and kill yourselves!

    No, wait! What a puny plan! I have a better idea. It ain't the fight I'm afraid of. Motivation is the problem. Fight over this house and miserable acre of sheepledom?



    So, we have begun looking really hard at a few places, 8-15 acres with decent homes are in range, close enough for her job. Now if we just could get the house, property and location to match.

    5 acres, pond, very nice house. Right not 20 feet from St. Rd. 9. Looks like the Bill Shirk Bros from The Money Pit put their various piles in one spot or another. No telling what's in the lack (Yes, spelled that way on porpoise)(also, when I said that the Realtor spat and new that showing was over)

    Nice 10 acres that is the perfect spot, perfect layout, perfect outbuildings, and the house is about half the size of a 1963 airstream trailer, the stone is falling off and The Shirk bros just did a half assed backside remodel complete with vinyl siding.

    You know. If they would have just left the damn thing alone. Now it would be easier to just bulldoze the damn thing and start over.

    YES I HAD MY HEART SET ON THAT ONE AND THEN I SAW WHAT THEY DID TO MY HOUSE!

    Now that I have ranted I am still angry. ASDFG sheeple!

    Buy land, build your own house (act as the general contractor) and save a SL of money. I did it you can too.

    Hey Irons, please tell us more. I'm very interested in what your ideas were, or anyone else for that matter as far as building your own home. I have 10 acres where I want to build my future abode, I am not a GC but think I can wing it. Thoughts or ideas and the do's and don't would be very welcome!

    Its not too hard. We built this exactly like we wanted it and fvck resale or what any bleeping expert said. (experts are assholes who have never built so much as a doghouse and never will, but will tell you how to build your house)

    We are very active and we wanted our house simple and open.

    Pick out a home style that has the weight bearing walls on the outside and a partial middle and you can make the rooms whatever size you want and put them wherever you want. We went with this style and put one big bedroom upstairs and a small one downstairs. The majority of the upstairs is open loft. You can also put the stairs anywhere you choose with this house, the bearing wall is in the middle we put the stairs along it.

    Roof of course is steel, no snow worries or any other worries for that matter. Steel lowers your heating and cooling costs by 20%. Snow slides off. The insulation is blown in cellulose and the guys went around every window, wall stud and seam for an entire day with caulk.
    Those guys were great, I love seeing folks who really know what they are doing and why.

    Walls are knotty pine, every single one. There ain't a speck of drywall in the place, not even the closets. I hate that shlt.

    The kitchen and bathroom are back to back with the water coming into the house in the small closet between them. Totally minimal amount of pipes running to sinks, toilet, shower, washer dryer hookups and outside. The pipes are run on the inside of the walls in the back of the cabinets so they don't freeze, if for any reason there is a total failure and they do freeze I won't have to tear out walls to replace them.

    I can also hook up my air compresser to the washer outlet and blow the pipes clear in minutes. Water heater is on demand electric.

    Fireplace has a heat blower on it, heats the entire house easily.

    These pics are right after it was built, we still had to fight over what the cabinet handles and pulls were gonna look like.

    We wanted an efficient, rugged easy to care for easy to clean place and we got it.

    Beautiful Irons...well explained and well done! That's what I desire if I can get there someday. I especially like the Black Oaks in the "yard," they are very attractive and underrated trees IMHO. Not so crazy about the pine plantation in the back 40, but oh well. Thank you for sharing.

    Build your own if you are capable.I finally got to build my own in 05' after building everyone else's house for 25 yrs as a framer/contractor.
    I incorporated a lot of earthquake restraints and shear wall panels,due to my active plates out here in the PNW.For instance,I blocked all my seams
    on my roof and nailed them 3" on the edge,8" in the field nailing schedule

    I also use used foam injection for insulation in walls and roof.It fills the cavitys completlty giving an exoskeleton type of integrity to the stucture.
    I can heat my whole house,[3700 sq ft] with my one fire place.my roof needs no venting or bird blocks etc because there is no air space for moisture to condense.Plus we get Nor'easters here that will blow snow at 70mph and snow has on other places gotten into isulation via ridge vents
    then melts when warms up...bad deal.

    Also my roof is metal.26 gauge galvalume,embossed to look like shake roof and coated/baked on a ceramic chip developed by 3m you can collect
    roof water without any contamination and you can walk it safely.50 yr warranty.Fire proof.

    ....this pick was when we about 90% complete. When is your house done? The day you sell it!

    You live in your current place while building your home. Your construction loan gets converted to your mortgage.
    You can move at you leisure and rent the old place or sell it outright when you're damn good and ready.

    Really like the roof Reo.

    Code in the North East is adding siesmic elements to buildings now. Simple yet effective.

    Long way up to the door on the side though. Saw a whole apartment development the other day that had sliders on every unit. 3 stories up. No deck. Just a bar going acrossed it. The buildings were close to the road, so I can't imagine they were going to really put a deck on them. Bet it looked pretty good on paper.

    wow. There is some really nice properties, and some total junk.

    Real sweet 1900 sq ft on 12 wooded hill acres with a killer view out the back, looking down on a valley, about a quarter mile from I-70. The noise and vibration funnels right up the valley (hills on each side). Front of the house is a awesome looking stone 1900 farm type construction, vinyl siding on the back to hide the stone and concrete damage. The RE Agent even tried to give me the hard sell. Let's just say my comments were less than kind and she refused to ever show me another property.

    Oh, Joy. 14 wooded acres, right next to I70 on the north, triple conrail tracks on the east and gadzillion volt powerline on the south. A trifecta of suck for only 50k!

    Oh yeah, what's with these narrow 5 acre parcels? There is a blew million of these turds floating in the real estate market. Great airstrip. Easy to spit from one property line to another. Practice fairways? Build a dirt berm on both sides for a shooting range?

    14 acres, in a heavily restricted HOA nazi subdivision. Boy Howdy. Seriously, the HOA contract was 400 pages covering everything right down to the types and amounts of flowers. 100k of stupid on a stick.

    Landlocked 50 acres with no road access.

    Are you sure you don't want to see condominiums or subdivisions? I have THOUSANDS of those
    My biggest problem right now is that I have vision and a D-6 but the gal doesn't want me loose with the dozer just yet. I don't care what is sitting there. A trailer is just that much easier to scrap.

    Hell half the fun of property is owning a backhoe. Wanna pond? Don't like it no more?

    There are a gadzillion websites with house plans at 500 skins for the contractor set.

    I may have to resort to skulldugery and covert tactics to make this work and have some fun.

    The main reason I would prefer a detached garage is the stuff in there. I had a house with an attached garage, right under the master bedroom. DUMB!!! This epiphany moment was reinforced when the air tank ruptured (during the house fire).

    The other is noise. I make a fair amount, but, not in the house.

    You might do better driving to small real estate offices in the area you want to live. Thats how we found our land.

    The best properties never get listed or put in ads, they are pinned to a corkboard in a little office somewhere in the woods.

    We bought 1 acre with private property around it and waited, 9 years later Steve called and said the 36 acre chunk behind you just went up for sale.

    Now its ours. No other buyer had a chance.

    The trouble is, at least around here, the agents have between 7500 and 10k foreclosed postage stamp McMansions (at 300k) to fill. If you aren't interested in that, they ain't got time.

    Oh man, just returned home from another showing. Another exceptional turd that I wouldn't pay 15 cents for. I feel sorry for the property owners, really nice place, right next to I70. I'm just a little angry at this RE agent. I was very specific. Will not even consider Condos, subdivisions, restricted deeds, covenants, must have all water and mineral rights, nothing even remotely close to an interstate (after the last fiasco with the "Lack"). What is it with these people? I asked the guy if he was hard of hearing or just naturally stupid. Right by the interstate when I plainly said "I'm not interested in", I didn't even get out of the car. Called him a liar and left him standing there. Talk to Tucker? Biggest bunch of liars out there.

    Here is the place that caught me off guard. Look at the address. Here lately I have been stumbling across a buttload of these fake addresses. 1st, there is no such road as Greensboro Park. I would buy a typo if the "I" key was anywhere near the "A" key. I would buy just plain lazy/can't get good help. It's actual is around 6200 Greensboro Pike. Just up the road is the place that has so much vibration damage from the Interstate taht what looks like a swwet stone farm house in the front is Shirk Bros Leisure Suit vinyl in the back.

    And that is why I'm being picky as hell where I buy. My cousin has a nice place on state rd 39, there is going to be some widening and such going on soon. He could be one of the folks with a road in the living room and he bugs me about moving next door.

    I'd rather strip naked and stand on an ant hill.

    On the other hand I did finally convince the board of directors that rather than take a hundred thousand dollar hit on this place we rent it for awhile. Watch it sit on the market for 60, get raped by a slum lord at 45 or get 900 a month rent.

    The good is that gets us a little more house/land/location.

    Now for the scary part. I found a sweet place in my old stomping grounds, for sale by owner. 5 acres, price is right, house is good, a garagemahall, creek, location. Almost too perfect. It's been on craigslist for around 60 days, now I have to find out what's wrong with it.

    I can see why so many people use real estate hookers. I have been researching house buying to make sure all the I's get crossed and the T's get dotted. It's almost as much of a pain as moving. Almost.

    It's quite the scam. Almost as crooked as Mechanics.

    Neither, found a place that was fair for about 150k less than what it's worth near the southside of Greenfield. 3.5 acres with one hellofa crappy looking cornfield behind it (Irons: I think old fart will be selling a piece soon. I payed attention) Much trees. I don't know what the people around will think about this.

    I bitch about the interstate noise and I'm most likely not exactly the quietest person in the world!

    It just seemed at every turn someone was trying to sell me a boatload of crap.

    When you tell them the max you will finance is 20k, you get sent to see trailers. I finally went and got pre-approved for 500k then it changed minds. The place we settled on is just a little over the goal of 20k or less, our house now will rent for a net profit of 300 a month AFTER paying for the new place and the taxes/insurance on the old place. Originally we weren't going to fool with that, but, you can get insurance against renter damages. Let them pay for that, too.

    The bad news for Ye Olde Fartes Bank is that will be paid off THIS YEAR.

    My bro in law has been watching for recreation/ hunting property for about 2 years now. He got the re agent spiel, was shown covered over landfill, leaking trailors landlocked with a poorly drawn easement, overpriced to ridiculous and just plain ugly.

    ETC, told him to hang tough.

    He just got friend of a friend word of 15 acres with a creek running through it, well, half assed septic, electric on the property and a hunting shack for $32k.

    That's really good, even up here. LC terms 1 year balloon, no re scalper, he signed, paid and got control of it yesterday. Lucky ass.

    EDIT: Its only 3 miles from here so now he'll want to borrow a quad, my trailer, my chainsaw and splitter, tug straps, ladders and other woods tools. Effing pioneers.
