    Guys things have been rough around here lately.
    Stepdaughters bf, a real good dude is in a fight for his life tonight. He'd been having headaches for the past few months and finally got checked out on Sunday. Found this.

    Went into emergency surgery today at one and is in recovery as I type. Doc says he couldn't get it all and it would be a matter of if and not when he wakes.

    Everyone is devastated now and hoping for a miracle. Prayers if you've got em for my boy Don sirs.

    Will do, yep 24 years young and a fellow workin man ta boot, hvac guy. I shook his hand earlier as they were fixing to wheel him out. Told him I'd see him when this was over and to be brave. Tears shot down both cheeks and he said I will bro. Nearly broke my heart watching him and everyone else lose it. Guy has a heart of gold and I'm not really prepared for him to go, so surreal right now.

    He's a tough customer and I feel like he will pull through and wake up, waiting on the call now.

    Well the stoners, much to their surprise got fired this morning. I allowed them to finish up what was exposed below the gable (have to wait for the window decision, glass guy is supposed to be by today).

    The shock and horror of their milk train ending was priceless. There should be plenty of work out there doing crappy hurricane repairs so I feel no guilt. I couldn't take another day of the anger that was building up within me. It was effecting my personal life to much.

    Granted it will be a while before I can find somebody, heck maybe even 3-6 months, but I could no longer allow them to drain my pocket. He wanted a check, and I laughed. I said when the window people tell me what the cost will be to replace the glass, and to reinstall I'll settle with him. He will actually owe me money I believe, but we will see.

    I don't like to be in this position as no one including me likes to take up where someone else left off, so that's why I allowed them to finish the lower section today.

    Offer is still open to anyone who needs work to come on down. Winter is just beginning and Oct, Nov are just gorgeous down here. I really don't expect anyone here to take me up on this offer, but I felt that I should offer it to the good folks at 'the working man' thread anyway.

    On another note,Wanks still have Don on my mind, be sure to keep us updated, OK.

    I fired my builder and contractor before my house was finished and I had known the contractor, Charlie, for years. Same deal I was angry and getting madder by the day.
    There were a few issues with half assed work I was pissed about and some things I wanted done weren't being done.
    We were running out of good weather and they had already gone 20k over estimate and were foot dragging trying to get another 12-15k.

    I had another couple fellas that have several licences between them come over and look around and they said they could finish it NP. When Charlie and Mike came back and started the foot dragging and saying they would need at least 10k to get her done I told them to pack their shit and get.

    We negotiated cash and I ended up paying the new guys around 3k each. I also gave them each a $500 Cabelas gift card.
    They were happy as shit and the water was fixed and on, half assed construction repaired, furnace was in and final inspections done in about a week and a half.

    Good story Irons my man. Yeah this house was the first one I built once I had my shiny new GC license. The headaches I went through similar to you mentioned were many, sub's dragging their feet and shoddy work. Unlike you though we can build all year long which helps. I never built another house after that, only did remodels and additions with my own crew. Then I did even less by doing shell only, again because of sub's. Finally I went back to skool and learned enough about mold, and the difference between gram negative and gram positive bacteria and how to remove and kill them, how to design and build sealed areas, and how much negative air pressure to use, to safely exchange the air in a given area 4 times per hour. Got myself certified as a IAQA mold re-mediator, and project manager, so I could do big jobs.

    I interviewed at least 5 different contractors, and these guys that I hired,who were just subs no licence but had their own WC and liability insurance. (I still have my license) I could tell they were stoners, but so were all the other guys I interviewed.

    I knew another retired GC who still had his estimating software on a old PC, so I asked him to just run the hours, because materials and wages have changed over the last 10 years. I pretty much know how much the material cost, and a close guess as to the final cost down to the 30-33k area, 100-110 per sq ft.. It is labor intensive, a hell of a lot of nails to remove as the building code demands 4 inch spacing on all sheeting.

    So I had to let them run 500 sq ft to get a idea before dropping the hammer. The pace they were setting probably would have cost me 150 per sq, and frankly I did not have that much allocated for just that project. Then they bust the 1/2 moon window. Don't know yet how much that will cost as I can't even get a glass company to answer the phone right now. Inna couple of weeks that will subside hopefully. I guess Paul Krugman had a hand in this hurricane.

    So they wanted a check today when leaving. I prolly owe them about $500 or so but I think the glass will be more than that. They had the balls to think, and accuse me of cheating them.

    They will find work, maybe. Yeah there is a lot of work right now but everyone want's it done now so no foot dragging will be tolerated. Insurance checks are flying but you know they are never enough so the wages will stay or even drop if the mexicans who headed north come back. At least they put in a day's work without a lot of chatter. (ever notice how they con't chatter on the job?)

    Rick da painter from Brooklyn is stopping by tomorrow to caulk their crappy measuring and cutting that really set me off yesterday.

    Hey hammerhead mentioned above that he might be available in da spring. If I don't find someone by then he can have it. I'm in no hurry, although I wanted to get it on the market soon because I believe the market will dive into the cellar as people will be scared to move here again like in 06-07.

    My Cuban neighbor, his father, and his son spent about a hour and a half cleaning up the yard today. Marsha went out to thank him and he spoke the only two words of english he knows "No Problem". Great people, family orientated, take care of themselves and family, and the best neighbors I have by far.
    The trucking business down here is run by the Cuban Mafia, and he own's and leases 6 of those big dump trucks and keeps them working every week.

    What is with those cost over runs you guys got hit with? Unless it is a remodel where sight unseen issues could arise or the customer starts adding things to the original scope of work, a crew should be able to give an estimate and stick to it. If it turns out the job took more work or longer than they thought they should stick to what they say they would do the job for. Same goes for if it's easier. These ain't no neighborhood kids you hire to do odd jobs and pay them by the hour.

    I never used Means estimating or any other book or software. I do like to give line item estimates. I picked that style up when I would bid on federal funded rehab. Everything was spelled out. With those contracts there was a 10% contingency allotted for the unknowns. There was usually stuff the rehab specialist didn't see that would I could pick up on and figured the cost into the bid. So when the issue arose after being awarded the job, I could act surprised and add a reasonable amount to bottom line.

    Nothing complicated, just a labor job, as I bought the materials, and anything they needed. Bent over backwards to make the job go smooth. They were just foot dragging along instead of working. I could see they were not working smart. Much time could have been saved using jigs that I offered to make for them. Plus stupid shit. The 1/2 moon window didn't need to come out. I make it a point NOT to micromanage qualified workers, and they came to me recommended, so saw no reason to oversee their every move.

    Remove and replace. Extra allowance for any hidden damage. Who knows what their plan was, but I ended it rather quickly. Called the person who recommended them and explained what happened. Asked him to come out and see for himself. He left a little while ago and agreed, and apologized to me for recommending. Doubt that he will ever send them any more work. Didn't bad mouth them, their results spoke for it's self.

    For 25 years in this business I never took out a ad, built a web site, or went to CoC gatherings. All my work came from word of mouth, and had to turn down as much work as I did. Reputation is all one has. All the salesman bs doesn't mean a hill of beans in the end.

    Still trying to get a glass Co out here. Like pulling teeth right now, as they are all very busy because of the storm.

    I couldn't do reality justice, but I can tell you being sworn at in Dutch is quite an experience to start with! It's an extremely guttural language especially when they're getting passionate about something. She was a lot of fun and never boring that's for sure! However insanity was a strong possibility. Complete exhaustion was a regular event and she had a tendency to scare the crap out of men that didn't understand redheads. All-in-all she was a sweet little Dutch girl that you were a little bit scared to take home to Mama.

    What a week guys, finished it up getting the sod put down on the trim/deck house we done. Laid 15 pallets of zoysia and we are feckin toast. Got the other job in the dry on Tuesday.

    Don has made a full recovery after they pulled the tennis ball sized tumor off his brain. They brought him home today, doc says he got it all.
    No work for 6 to 8 weeks. Heck of a deal.

    Been dog sitting for them and I'm taking mutt home directly. Olde lady getting treated to a casino trip this weekend and I get to watch kiddos, damn right Zed, life isn't fair.

    Big coin show this weekend though and will probably take the kids tomorrow and see what we can find.
